Why your old Bellingham plaster keeps cracking, and how we fix it.

It's not bad luck. It's how lath-and-plaster works, and why the usual fix fails. Here's what's actually happening, and the repair that finally holds.

Old plaster cracks because the wall moves and the crack was never properly bridged. A smear of joint compound over a moving crack will always reopen. The fix is to bridge the crack with mesh and a setting-type compound that flexes less, and where the plaster has pulled loose, to re-anchor it to the lath behind it.

How lath-and-plaster actually works.

In homes built before drywall took over, walls were built by nailing thin wood strips (lath) across the studs, then troweling wet plaster over them. The plaster squeezed between the lath strips and formed "keys" on the back that locked it in place. It's a strong, dense wall, but it's brittle, and after a century those keys break, the plaster loosens, and the surface cracks.

Why Bellingham homes move.

Two things work against old plaster here. First, age: a 1910s home in South Hill or the Lettered Streets has settled, shifted, and dried out over more than a hundred years. Second, our climate: framing takes on moisture in our long wet season and gives it back up in summer, so the whole structure swells and shrinks a little every year. That seasonal movement concentrates at the weak points, the corners of doors and windows, which is exactly where you see the same crack return.

Why the usual fix fails.

The common move, by a homeowner or a cheap-bid crew, is to scrape the crack out and fill it with spackle or joint compound. That bridges nothing. The wall moves again, the rigid filler can't flex, and the crack telegraphs right back through the paint within a season or two. Filling a moving crack without backing it is like taping a wall that's still shifting underneath.

How we actually fix it.

  1. Sound the wall. We tap across the area to find where the plaster has come loose from the lath, not just where the crack shows.
  2. Re-key the loose plaster. Where it's pulled away, we set plaster washers, small discs that screw into the lath and draw the plaster back tight before it fails entirely.
  3. Bridge the crack. We cut it out, lay mesh tape across it, and fill with a setting-type compound that moves less than old plaster and resists cracking back.
  4. Skim and blend. We skim-coat the repair, sand it flat, and match the smooth or hand-troweled finish so it disappears into the wall.

Repair or replace?

Almost always repair. Tearing out sound plaster is expensive, makes a huge mess, and strips the character that makes an old Bellingham home worth owning. Unless the plaster is failing across whole walls or there's water and mold behind it, re-keying, mesh, setting compound, and a skim coat will bring it back.
